Monthly payment

18,985.04TWD/month

The monthly payment includes principal and interest. Early repayment mode keeps the scheduled payment and shortens the term.

Share of monthly income23.73 %
Total repayments6,834,615.15 TWD
Total interest1,834,615.15 TWD

Fixed-rate, equal principal-and-interest payments. Grace periods, insurance, arrangement fees and bank rounding rules are excluded.

Method and scope

Monthly payment is principal times monthly rate divided by [1 minus (1 plus monthly rate) to the negative number of months]. At zero interest, divide principal equally; prepayment mode charges interest before each payment and retains the original scheduled payment.

The payment includes principal and interest, not just interest. Extra payments are capped at the outstanding principal, and the schedule can be expanded to inspect individual months.

Enter loan amount rather than total property price, and enter 360 months for 30 years. Variable rates, grace periods, insurance, setup charges, prepayment penalties and lender rounding or payment resets are not modelled.

What this helps you do

Estimate a fixed-rate loan's equal monthly payment. The optional prepayment mode shows how extra principal can shorten the loan term.

What to enter

Start with loan principal (twd), then fill the other relevant fields in the units shown. Available calculations are Regular monthly payment, Early repayment and payment schedule.

How the calculation works

Monthly payment is principal times monthly rate divided by [1 minus (1 plus monthly rate) to the negative number of months]. At zero interest, divide principal equally; prepayment mode charges interest before each payment and retains the original scheduled payment.

Worked example

A TWD 120,000 loan at 0% over 12 months has a TWD 10,000 scheduled monthly payment. Adding TWD 2,000 principal every month repays it in ten months.

Understanding the answer

The payment includes principal and interest, not just interest. Extra payments are capped at the outstanding principal, and the schedule can be expanded to inspect individual months.

Scope and limitations

Enter loan amount rather than total property price, and enter 360 months for 30 years. Variable rates, grace periods, insurance, setup charges, prepayment penalties and lender rounding or payment resets are not modelled.
